More listings are showing up, but homes still move fast
The big news for Primary market: more homes are for sale, but buyers are still moving quickly. That means sellers have more competition, and pricing well matters more than ever.
The Real Estate Data Aggregator counted 155 homes for sale in ZIP 24401 during the three months ending July 31, 2026. That is up 26% from the same months in 2025. New listings jumped 28.6% too, reaching 243. Buyers have more to look at now. Sellers are no longer the only ones in the room.
This fits a wider pattern. Realtor.com reported active listings up 6.3% from a year ago, the fastest pace in at least six months. More supply is showing up across the country, not just here.
Homes are still selling fast
The Real Estate Data Aggregator shows the median home in ZIP 24401 sat on the market just 9 days. That number did not budge from a year ago. More listings came in, and buyers absorbed them just as fast.
Still, the share of homes going under contract within two weeks dipped 10.3 points, per the Real Estate Data Aggregator. Not every home is flying off the shelf the way it did last year. Pricing matters.
Prices are still climbing
The Real Estate Data Aggregator put the median sale price at $348,500 in ZIP 24401, up 12% from a year ago. That is a real gain. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Primary market is running well ahead of that national pace.
The Real Estate Data Aggregator also shows homes sold at 100.5% of list price on average. That is up 0.5 points from last year. And 41.9% of homes sold above list price, up 6.9 points. When priced right, homes here are still drawing strong offers.
What about mortgage rates?
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year rate averaged 6.60%. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. That adds cost for buyers and is worth keeping in mind when you set your price.
