More listings are giving buyers a little more room
The biggest shift in the three months ending August 31, 2026 is simple: more homes are for sale. The Real Estate Data Aggregator counted 171 homes for sale in ZIP 24401, up 36.8% from the same stretch last year. More choices for buyers means sellers face a little more competition than they did a year ago.
Nationally, the National Association of Realtors counted 1.60 million homes for sale in September 2026. That broader rise matches what the Real Estate Data Aggregator is showing right here in ZIP 24401.
Prices are still moving up
Even with more supply, prices held firm. The Real Estate Data Aggregator put the median sale price in ZIP 24401 at $355,790 for the three months ending August 31, 2026. That is up 14.3% from the same months of 2025. Nationally, the National Association of Realtors reported prices up just 1.3% in September 2026, so this market is outpacing the country by a wide margin.
Homes still sell fast, but the edge is softening
The Real Estate Data Aggregator found a median of just 11 days on market in ZIP 24401. That is quick. But it is 2 days longer than the same period last year. Nationally, Realtor.com put the median days on market at 62 days for homes sold the week of October 22, 2026. So locally, homes are still moving much faster than the national pace.
The Real Estate Data Aggregator also found that 53.8% of homes went under contract within two weeks of listing. That is down 4.3 points from last year. Not every home is snapping up instantly anymore, and that is worth knowing if you are pricing yours.
Sellers are still getting close to asking price
The Real Estate Data Aggregator put the average sale-to-list ratio at 99.6% in ZIP 24401. That is down just 0.2 points from last year. Sellers are still getting nearly every dollar they ask for. But the share of homes that sold above list price slipped to 31.7%, down 5.3 points year over year. A bit less competition at the top end.
Mortgage rates are adding to the picture
Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68% that same week. Realtor.com also tracked the average mortgage rate on the market at 7.40% on October 22, 2026. Rates above 7% affect what buyers can afford, and that shapes how sellers need to think about pricing.
New listings in ZIP 24401 rose 47.6% year over year, the Real Estate Data Aggregator found. That is a big jump. More sellers are coming to market. Buyers have more to look at. Pricing your home well from day one matters more than it did a year ago.
- ZIP 24401 has more homes for sale, prices are still up 14.3% year over year, and most homes sell in 11 days.
- But the edges are softening a little.

One more thing worth saying: the numbers above cover all of ZIP 24401. One street can read very differently from the whole ZIP code. Your block, your style of home, your price range, all of that shapes your real picture.
