More listings are giving buyers a bit more room in the Primary market
The biggest shift right now: more homes are coming to market. In ZIP 24401, the Real Estate Data Aggregator counted new listings up 28.6% in the three months ending July 31, 2026. More choices for buyers means sellers need to be sharper on price and condition.
Nationally, the National Association of Realtors put months of supply at 4.9 months, the highest level in over ten years. ZIP 24401 is at 3.1 months, so this market is still tighter than the country as a whole. But the gap is closing a little.
Rates are adding pressure too. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. That affects how many buyers can stretch, which is one more reason price matters.
What the Primary market numbers show
The Real Estate Data Aggregator counted 468 homes sold across the Primary market in the three months ending July 31, 2026. There were 398 homes for sale and 575 new listings in that same period. Buyers had more to look at than the active count alone suggests.
ZIP 24401: the biggest piece of the market
The Real Estate Data Aggregator counted 155 homes sold in ZIP 24401 in the three months ending July 31, 2026, up 8.4% from the same months of 2025. Inventory was also up 26%. More supply, but demand kept pace.
The median sale price in ZIP 24401 was $348,500, up 12% from a year before, according to the Real Estate Data Aggregator. Homes still moved fast. The median days on market was just 9 days, unchanged from last year.
Nearly 42% of homes in ZIP 24401 sold above list price, the Real Estate Data Aggregator shows. That is up 6.9 points from a year ago. Still, not every home sold fast. The share going under contract within two weeks fell 10.3 points to 56.4%. More listings means buyers can be a little more selective.
ZIP 22980: steady, with a little more time on the clock
The Real Estate Data Aggregator counted 175 homes sold in ZIP 22980 in the three months ending July 31, 2026. The median sale price was $358,738, up 6.5% from a year before. Homes for sale dipped 4.1%, and new listings fell 21.8%. Less new supply here kept things competitive.
Median days on market in ZIP 22980 was 23 days, 2 days longer than last year. The sale-to-list ratio slipped just 0.1 points to 99.8%. Prices held up well even with homes taking a bit longer.
ZIP 24477: fast and tight
ZIP 24477 had only 1.7 months of supply, per the Real Estate Data Aggregator. The median sale price was $385,000, up 11.6%. Homes sold in a median of just 5 days, 2 days quicker than last year. The average sale was at 101% of list price.
ZIP 22939: fewer homes, longer waits
ZIP 22939 tells a different story. The Real Estate Data Aggregator counted only 22 homes sold there, down 24.1% from a year ago. Homes for sale dropped 51.7%. The median days on market was 31 days, 6 days longer than last year. The sale-to-list ratio was 97.4%, down 1.7 points. Pricing carefully matters most here.
ZIP 24441: prices dipped a little
In ZIP 24441, the Real Estate Data Aggregator showed the median sale price fell 6.6% to $305,350. That is the one ZIP in this market where prices moved lower. Sales were up 4.3%, but fewer homes went above list price: 20.8%, down 18.3 points from last year. Buyers here had a bit more room to negotiate.
A few smaller ZIPs worth knowing
ZIP 24486 had just 0.8 months of supply and 80% of homes went under contract within two weeks, per the Real Estate Data Aggregator. ZIP 24440 saw 100% of homes go under contract within two weeks. These are very small pools of homes, so one or two sales can move the numbers a lot.
ZIP 24437 had 7.7 months of supply and 0% of homes sold above list price. ZIP 24465 had 12.3 months of supply. Both are small markets where a handful of listings can shift the read quickly.

- More listings are giving buyers a few more options in parts of this market, especially ZIP 24401. But most ZIPs are still well below the 4.9 months of supply the National Association of Realtors reported nationally.
- Homes priced right are still moving.
- The ones that are not are sitting longer.
