More listings are giving buyers a bit more room in Primary market

The biggest shift right now: more homes are hitting the market. The Real Estate Data Aggregator counted 619 new listings across Primary market in the three months ending August 31, 2026. That means buyers have more to look at. For sellers, it means your home has to earn its price.

Realtor.com reported active listings are up 6.7% from a year ago nationally, the fastest pace since February. That trend is showing up here too. More supply means buyers can take a breath. Sellers need a sharp price from day one.

Prices are still up, but the edge is softening

In ZIP 24401, the Real Estate Data Aggregator put the median sale price at $355,790, up 14.3% from the same months of 2025. That is strong. But the share of homes selling above list price slipped 5.3 points to 31.7%. Not every home is getting a bidding war.

In ZIP 22980, the median sale price was $357,000, up 7.5%, per the Real Estate Data Aggregator. Homes took a median of 27 days to sell, which is 10 days longer than a year ago. More choices for buyers means more patience on their end.

Rates are making buyers think twice

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real money added to every monthly payment. The 15-year rate sat at 6.73%, also per Freddie Mac.

Realtor.com noted rates reached 7.28% on October 8, 2026, near a three-year high. CNBC reported rates hit above 7.5% the week of October 3, 2026. Higher rates slow some buyers down. That is part of why prep and price matter more right now.

The national picture adds some context

The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. Existing-home sales dipped 2.0% month over month in August 2026, though they are still up 1.6% year to date, per the National Association of Realtors.

The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from the previous month in July, seasonally adjusted. Prices are not falling. They are just rising more slowly in some spots.

A closer look at more ZIP codes

ZIP 24477 had a median sale price of $390,000, up 11.4%, per the Real Estate Data Aggregator. Homes for sale there dropped 19.2% from a year ago. Less supply, strong prices.

ZIP 22939 saw the median sale price reach $401,050, up 14.9%, per the Real Estate Data Aggregator. Homes sold there fell 39.3% from a year ago, a notable dip. Fewer listings came to market too, down 66.7%.

ZIP 24441 told a different story. The Real Estate Data Aggregator put the median sale price at $280,350, down 16.3% from a year ago. Homes sold fell 32%. That is a real dip worth knowing if you own there.

Speed still varies a lot by ZIP code

In ZIP 24401, the Real Estate Data Aggregator counted a median of just 11 days on market. More than half of homes, 53.8%, went under contract within two weeks of listing. That is quick.

ZIP 22980 took longer, with a median of 27 days. Only 36.8% of homes there went under contract within two weeks, down 13.5 points from a year ago. Buyers there are taking more time.
